"Do it Yourself" Maintenance Inspection Checklist 

A maintenance inspection of a home is a process of checking the condition and functionality of various systems and components of a home, such as the roof, plumbing, electrical, heating, cooling, appliances, and more. A maintenance inspection can help identify and prevent potential problems, save money on repairs, and improve the safety and comfort of your home. Here is a checklist of some common items to inspect during a maintenance inspection of a home:


- Roof: Check for missing, damaged, or curling shingles, leaks, cracks, or signs of mold or rot. Clean the gutters and downspouts and make sure they are properly attached and draining away from the foundation. Inspect the flashing, vents, chimneys, and skylights for damage or leaks.


- Exterior: Check the siding, trim, paint, caulking, and weatherstripping for cracks, peeling, fading, or gaps. Repair any damage or apply a fresh coat of paint if needed. Check the windows and doors for proper operation, sealing, and locking. Inspect the foundation for cracks, settling, or moisture issues. Check the grading and drainage around the house and make sure there is no standing water or erosion. Trim any overgrown trees, shrubs, or vines that could damage the house or interfere with the utilities.


- Interior: Check the walls, ceilings, floors, and stairs for cracks, stains, holes, or damage. Repair any defects or apply a fresh coat of paint if needed. Check the outlets, switches, and light fixtures for proper operation and safety. Test the smoke and carbon monoxide detectors and replace the batteries if needed. Check the fire extinguishers and make sure they are not expired or damaged. Inspect the attic and basement for leaks, insulation, ventilation, pests, or mold issues. Clean and organize the storage areas and get rid of any clutter or unwanted items.


- Plumbing: Check the faucets, showers, toilets, and sinks for leaks, drips, or clogs. Repair or replace any faulty fixtures or parts. Check the water heater for leaks, corrosion, or sediment build-up. Flush the tank and adjust the temperature and pressure settings if needed. Check the water pressure and quality and install a water filter or softener if needed. Check the pipes for leaks, corrosion, or insulation issues. Insulate any exposed pipes to prevent freezing or bursting.


- Electrical: Check the main electrical panel and circuit breakers for proper operation and labeling. Label any unidentified circuits and replace any faulty or outdated breakers. Check the wiring for fraying, damage, or overheating. Replace any damaged or faulty cords or plugs. Check the grounding and surge protection and install a whole-house surge protector if needed. Check the appliances and electronics for energy efficiency and performance. Replace any old or inefficient appliances or devices with Energy Star-rated models. - Heating and Cooling: Check the furnace, boiler, heat pump, or air conditioner for proper operation and efficiency. Replace the air filters and clean the ducts and vents. Schedule a professional tune-up and inspection at least once a year. Check the thermostat for accuracy and programmability. Install a smart thermostat if needed. Check the humidifier and dehumidifier for proper operation and maintenance. Clean or replace the filters and reservoirs. Check the fireplace and chimney for creosote build-up, cracks, or damage. Clean and inspect the flue and damper and schedule a professional chimney sweep if needed.


- Appliances: Check the refrigerator, freezer, oven, stove, microwave, dishwasher, washer, dryer, and other appliances for proper operation and performance. Clean the coils, vents, filters, and drains. Check the seals, hoses, belts, and connections. Replace any worn or damaged parts. Schedule a professional service and repair if needed.
